Measurement accuracy is paramount when selling a home or any residential or
commercial structure. Achieving accuracy instills confidence that a home or building is what is represented. On the other hand, misreporting square footage is a liability for sellers and agents.

New requirements for actual square footage raise the bar for what is required from
those in the real estate field. New app services that utilize smart phones require a
careful interior survey of a home or building, only to grossly misrepresent square
footage. These products’ estimates are typically off by 5 to 8%, leading to a potential misrepresentation of value:

House A measured by phone app 2,800 sq. ft.
House A true Gross Living Area 2,600 sq. ft.
Difference 200 sq. ft.
Potential Market Value Differential at $250 / sq. ft. $50,000
In this case, potential market value for House A is misrepresented by $50,000!
